## Overview

CF Fleetwood Multifamily DST (the “Trust”) is a newly formed Delaware statutory trust and an affiliate of CFAK Fleetwood, LLC, a joint venture between the affiliates of Cantor Fitzgerald Investors, LLC (the “Sponsor”) and Aker Holdings LLC (“Aker”). The Trust owns 42 Broad (the “Property”), a 249-unit, multifamily residential community located in the Fleetwood neighborhood of Mount Vernon, New York.

The Trust owns 42 Broad, a multifamily residential community located at 42 Broad Street West, Mount Vernon, New York 10552. 42 Broad is located on 1.37 acres of land and consists of 249 residential units, which includes a mix of studio, one-, two-, and three-bedroom apartments, contained within one 16-story residential building comprised of approximately 204,389 net rentable square feet constructed in 2023 (collectively, the “Property”). Property amenities include a concierge desk, resident lounges, a business center, a library, a fitness center, an outdoor swimming pool, an outdoor kitchen/grilling area, a landscaped courtyard, an on-site parking garage with valet options, and a rooftop deck with seating and views of New York City, Westchester, and the Long Island Sound. The Property also contains ground-level retail suites comprised of approximately 11,650 net rentable square feet.
