## Overview

In 2025, USAHS opened its state-of-the-art flagship campus in St. Augustine, Florida. The St. Augustine campus serves as a high-tech hub for medical training, featuring an inpatient, outpatient and home care Simulation Center with a 10-bed hospital setting and assessment rooms, driving simulator, VR simulation equipment, 3D printers, robotics, cadaver lab, Anatomage tables and much more.

The Property is an educational campus and laboratory building leased by the University of St. Augustine for Health Sciences, LLC, a California limited liability company and an affiliate of Perdoceo Education Corporation. The Property Trust leases the Land, together with the Facility (collectively, the “Property”) to Tenant. Completed in 2025, the 121,769 rentable square foot facility is situated on approximately 14.76 acres located in St. Augustine, Florida. The Property is used as an educational development facility.
