## Overview

Constructed in 2023, the Holiday Inn Express Cape Canaveral is a 150-key select-service, institutional-quality property that sits directly across from Port Canaveral. Its rare geographic position places it at the intersection of cruise, beach, aerospace, and government travel, supporting durable year-round demand. These multiple long-term demand channels coupled with its strategic location make it a compelling opportunity for attractive cash flow and potential future value appreciation.

The location benefits from multiple demand channels — cruise passengers before and after sailings, government and contractor travel tied to nearby space and defense operations, leisure guests visiting the beach, and travelers seeking a prime vantage point for rocket launches. With Orlando less than an hour away, the hotel also benefits from broader Central Florida accessibility while remaining directly tied to Cape Canaveral’s most important demand generators.

The hotel is located directly across the street from Port Canaveral — the world’s busiest cruise port — which recorded 8.6 million passenger movements in 2025, an increase of 13% over the prior year, with forecasts of a record 9 million in 2026. 57% of cruise passengers stay an average of 2.3 nights pre- or post cruise in area accommodations. Port Canaveral currently serves as the homeport for 18 ships across seven leading cruise brands operating more than 1,000 sailings annually. On peak days, the port can accommodate six cruise ships concurrently, with ships offering a capacity of 2,500 to 7,000 passengers each. Furthermore, the port is in the early stages of a nearly billion dollar upgrade program to increase capacity.
