Overview
Blue Owl Real Estate Exchange V DST (the “Parent Trust”) is a recently formed Delaware statutory trust (“DST”) that is offering to sell (the “Offering”) up to 100% of the Class 1 beneficial interests in the Parent Trust (each, a “Parent Trust Class 1 Beneficial Interest” or “Interest”) to Accredited Investors (as defined herein) pursuant to the terms of this Confidential Private Placement Memorandum (this “Memorandum”).
Each of the AR Properties is currently 100% leased and occupied by Loc Performance Products, LLC (“Loc Performance”), a Michigan limited liability company currently doing business as American Rheinmetall (“American Rheinmetall”). Loc Performance was founded in Michigan in 1971 and was acquired by Rheinmetall AG, a German Aktiengesellschaft, in 2024, which now operates Loc Performance as American Rheinmetall. American Rheinmetall is a high-performance full-service provider of driveline, suspension, track systems, rubber projects, armor products, and fabricated structures for vehicle platforms. In addition to being an established supplier to the U.S. Government, American Rheinmetall’s customers include well-known vehicle manufacturers in the agriculture, construction, mining, locomotive, mass transportation, and oil and gas industries.
The Magna Property is currently 100% leased and occupied by Bowling Green Metalforming L.L.C., a Delaware limited liability company (“BGM”). The Magna Property is leased to BGM pursuant to two separate leases which together comprise a leasing arrangement with respect to the entire Magna Property. BGM is an indirect wholly owned subsidiary and operating unit of Magna International Inc., a large, publicly traded, global automotive supplier headquartered in Ontario, Canada (“Magna”). Originally founded in 1957, Magna is one of the largest global automotive suppliers in the world, focused on designing, engineering, and manufacturing vehicle systems, assemblies, modules, and components, including body and chassis systems, seating systems, powertrain systems, electronics, mechatronics, lighting, mirrors, and exterior systems. References herein to Magna should be understood as a reference to BGM in its capacity as lessee with respect to the Magna Property, as context requires.
Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
