Overview
Blackstone Real Estate Exchange LLC ("BXREX" or the "Sponsor") is offering up to 100% of the beneficial interests (the "Interests"), totaling a maximum offering amount of $187 million, in BXREX Portfolio II DST. BXREX Portfolio II DST is a Delaware Statutory Trust (“DST”) that owns two industrial properties, located in Somerset, NJ and Middletown, PA (the “Properties”). Acquisition of the Interests is designed for, but not limited to, prospective investors seeking to defer recognition of gain on the sale of other real property under Section 1031.
The Properties are subject to a 10-year, “triple-net” master lease (the “Master Lease”) with a subsidiary of BREIT (the “Master Tenant”). The Master Tenant is responsible for the costs of operating, managing and maintaining the Properties and has the sole and exclusive right and obligation to manage, lease, operate, repair and maintain the Properties. During the term of the Master Lease, the Master Tenant pays the DST fixed rent in monthly installments. The fixed Master Lease rental amounts will be distributed monthly to the DST investors. BREIT’s Operating Partnership (the “Operating Partnership”) has guaranteed all of the Master Tenant’s payment and performance obligations under the Master Lease.
Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
