Overview
This offering (the "Offering") is being made available to accredited investors seeking an I.R.C. Section 1031 exchange (a "1031 Exchange") or seeking an investment in a property that, upon disposition, should allow the investor to complete another 1031 Exchange. IDEAL Ecco Park DST, a newly formed Delaware Statutory Trust (the "Trust"), is offering to sell 100% of the beneficial interests in the Trust to certain accredited investors pursuant to the Memorandum. For more information on risk factors and who qualifies, read the Memorandum. Capitalized terms not defined herein have the meanings ascribed to them in the Memorandum.
The Trust has acquired Ecco Park Apartments at: 3461 Huddle Way, Canal Winchester, OH 43110 (the "Property")
Constructed in 2024, the Property features 15 three-story, garden-style buildings spanning 373,548 net rentable square feet across 1x1, 2x2, and 3x2 floorplans.
Ecco Park benefits from a long-term, 15-year property tax abatement covering 100% of the improved building value. Implemented in 2024, the abatement is effective through the end of 2039.
Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
