Overview

The Trust is a newly formed Delaware statutory trust and an affiliate of Inland Private Capital Corporation (IPC). The Trust owns The Arboretum, a residential complex offering detached build-to-rent (BTR) homes and townhome rentals (the Property) located at 20 Maple Lane, Farmingville, NY 11738. The Property consists of 292 dwelling units of which 30 are designated as affordable housing units. The Property features a mix of flats, lofts, townhomes and single-family homes set on 61.587 acres.

The newly built, Class A Property is situated on approximately 62 acres and provides 76 residential buildings with 292 units across a variety of flats, lofts, townhomes, and single-family homes. The BTR homes feature open-concept floor plans with plenty of natural light surrounded by park-like landscaping. Residents can enjoy abundant green spaces, trails, and a robust set of community amenities. On-site parking is provided by the Property. Additionally, the Property benefits from a 15-year Payment in Lieu of Taxes (PILOT) program which requires that 10 percent of the units are affordable, thus the Property includes 30 affordable housing units. The Property’s PILOT program, which allows for certain tax efficiencies, is currently in year four, with 11 years remaining.

Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
