About Vital Capital Partners
Vital Capital Partners, often shortened to VCP, describes itself as a healthcare real estate investment sponsor. According to its 2026 press releases, it was founded in 2024 by co-founding partners Robert Lee and Thùy Turner. Both serve as co-managing partners.
The firm's releases say it focuses on post-acute, outpatient and inpatient rehabilitation real estate. Post-acute care is care after a hospital stay, such as rehabilitation. The releases say VCP's properties are typically leased long-term on a net basis to healthcare tenants. In a net lease, the tenant pays most property costs, such as taxes, insurance and upkeep.
VCP says it offers its investments to accredited investors through independent broker-dealers and registered investment adviser firms. Its releases say it mainly structures offerings as DSTs.
This page could not confirm a headquarters address from an allowed source. VCP's two DST filings list different California addresses, one in Irvine and one in Brea.
Vital Capital Partners' DST programs
A DST is a trust that holds title to real estate. Investors buy beneficial interests in the trust, and those interests can qualify as replacement property in a 1031 exchange. The sponsor finds the property, sets up the trust and manages it until it sells. The guide to DST property types explains how medical properties compare with other sectors.
SEC EDGAR and VCP's press releases point to two DSTs.
HPA Exchange - Vital Medical Dallas TX DST
This trust filed a Form D on September 25, 2025. A Form D is a short notice a company files when it sells securities privately. The filing lists Robert Lee and Thuy Turner as executive officers and an address in Brea, California.
A VCP press release from June 2026 calls this an "affiliated" Dallas healthcare DST offering. It describes the property as an 86,880-square-foot hospital at 9525 Greenville Avenue in Dallas. The release says the building was built to suit for and is operated by Nexus Dallas Children's Hospital. It says the DST is intended to qualify as replacement property for Section 1031 exchanges, subject to each investor's situation. The trust's name includes "HPA Exchange," which has its own HPA Exchange profile.
Vital Capital Medical - Temple TX DST
This trust filed a Form D on April 8, 2026. The filing lists Thuy Thi Ba Turner, as manager, and Robert Lee as executive officers. It lists an address in Irvine, California.
A VCP press release from July 2026 says the trust owns a build-to-suit inpatient rehabilitation hospital in Temple, Texas. The release describes a 38,817-square-foot building with 36 inpatient rehabilitation beds on a six-acre site. It does not name the operator. The release says the offering began in late February 2026.
Broker-dealer
Both Form D filings name American Alternative Capital, LLC (CRD 309956) as the firm receiving sales compensation. VCP's press releases say securities are offered through American Alternative Capital, member FINRA/SIPC. They also state that the broker-dealer "is independent of Vital Capital Partners."
VCP's releases include this warning: "Real estate security investments may be speculative, illiquid, and carry a high degree of risk." Like most DSTs, these offerings are generally limited to accredited investors. A single-tenant medical property depends heavily on that one tenant. Distributions are not guaranteed, and investors can lose money.
How to research Vital Capital Partners' offerings
Search SEC EDGAR for each trust's exact name, such as "Vital Capital Medical - Temple TX DST," to read its Form D. You can look up American Alternative Capital, LLC on FINRA BrokerCheck. Read the private placement memorandum (PPM) for the lease terms, the tenant's financial strength, any loan, all fees and the role of each affiliate. Because VCP was founded in 2024, ask about its principals' track records at earlier firms and how those programs ended. The guides on how to check a DST sponsor and how to read a DST offering list more questions.
