Nature of the investments
Interests in Delaware Statutory Trusts, 721 exchange (UPREIT) structures, real estate investment trusts, opportunity zone funds, real estate credit vehicles, and oil & gas royalty programs are speculative, illiquid private placements offered under exemptions from registration, generally to accredited investors only. They involve substantial risk, including complete loss of principal. There is no public market for these interests, distributions are not guaranteed and may stop, financing terms can change outcomes materially, and tax treatment depends on facts specific to each investor.
