Overview
The portfolio consists of four standalone grocery assets spanning approximately 39.0 acres, totalling 248,103 square feet of net rentable area and 1,458 parking spaces, built between 1995 and 2001.
Safeway Inc. doing business as Haggen, Inc, a Pacific Northwest grocery banner operating across Washington, is the tenant for all four portfolio assets and functions as a wholly owned subsidiary of Albertsons Companies, Inc., one of the largest food and drug retailers in North America. Haggen emphasizes fresh, locally sourced products, community engagement, and premium service standards. It also benefits from Albertsons’ national scale, private-label programs, centralized distribution, and omnichannel platform, including Drive Up & Go pickup, home delivery, and partnerships with Instacart, DoorDash, Uber, and Grubhub.
The portfolio represents approximately 25% of Haggen’s regional sales, with three of four stores ranking in the top quartile for foot traffic and generating ~4.2 million annual visits for the trailing twelve months ended August 2025. The assets’ performance reflects strong customer loyalty and resilient demand for essential, needs-based retail within Haggen’s core markets.
Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
