Overview
The Trust intends to acquire and own a fee simple interest in the Property, consisting of approximately 70.5 acres of agricultural land located at the northwest corner of State Highway 7 and Holly Street, in unincorporated Adams County, Colorado as more fully described on Exhibit D to this Memorandum.
The Property consists of two separate parcels that total approximately 70.5 acres. The Property is located approximately 17 miles north of the City of Westminster. Downtown Thornton is located approximately nine miles southwest from the Property, with a population of 144,799, according to the 2022 census. There is an existing residential development on the eastern Property boundary, a church on the western Property boundary, and along the northern Property boundary is primarily undeveloped agricultural land.
The Property is currently used as agricultural land. The land surrounding the Property is primarily used for agricultural purposes as well, along with a residential property that borders the eastern Property boundary.
