Overview

The property is a 17,592-square foot Caliber Collision automotive service facility located at 14939 Metcalf Avenue, Overland Park, Kansas on a 1.58-acre site (the “Property”). The Property was constructed in 2022 as a build-to-suit Caliber Collision facility. The Property is absolute triple net leased to Caliber Holdings, LLC d/b/a Caliber Collision (“Caliber” or the “Tenant”) for an initial 15-year term, with two, 5-year option periods (the “Caliber Lease”) with the initial term expiring on July 31, 2038. The rent is currently $347,500 annually ($19.75/SF) with 10% increases every five years. The seller, 14939 Metcalf Ave., LLC, (the “Seller”) acquired the Property and assumed the lease, as landlord, with the Tenant.

The Tenant, Caliber Collision, is one of the largest auto body repair providers in the United States, specializing in restoring vehicles after accidents and helping customers navigate the repair process. Founded in 1997 and headquartered in Lewisville, Texas, the company has grown rapidly to operate more than 1,800 locations nationwide with over 31,000 employees. Caliber offers a wide range of services, including collision repair, paintless dent removal, auto glass repair, and advanced diagnostics for modern vehicle systems like sensors and driver-assistance technology. The company works closely with insurance providers, often serving as a preferred repair partner, which helps streamline claims and repairs for customers. Its business model is built on a large, standardized network designed to deliver consistent service, backed by a limited lifetime warranty on repairs. Caliber Holdings Inc. has filed a confidential S-1 registration statement with the SEC in advance of a planned public offering.

Projected distributions are the sponsor's estimates of annual cash flow on invested equity. They are not guaranteed, may change or stop, and may include a return of capital. LTV is the offering's debt divided by its total capitalization. Information reflects my offering records as of October 28, 2026 and may have changed. This page is not an offer to sell or a solicitation of an offer to buy any security; offers are made only through the offering documents to eligible investors.
