Overview
NexPoint Lodging II DST presents an attractive long-term investment opportunity anchored by two complementary, nationally branded assets in two distinct, high-barrier coastal markets. The portfolio consists of a Courtyard by Marriott in Bradenton, Florida and a Homewood Suites by Hilton in Glastonbury, Connecticut (together, “the Properties”). This diversification across the Gulf Coast of Florida and the Hartford, CT metropolitan statistical area (“MSA“) reduces single-market concentration risk while pairing two strong brands with premier infill locations.
The Courtyard by Marriott is competitively positioned within the North Port–Bradenton–Sarasota MSA and the evolving Downtown Bradenton and Riverfront submarkets. Its premier riverfront location near the Bradenton Riverwalk captures diversified leisure, business, and group demand supported by Sarasota Bradenton International Airport, SeaPort Manatee, major employers, and the region’s robust Gulf Coast tourism economy. The region is characterized by high barriers to entry and limited downtown infill supporting long-term fundamentals.
The Homewood Suites is a premier upscale extended-stay asset that completed a comprehensive $20,000 per-key renovation in May 2024, materially reducing near-term capital expenditure risk. It is ideally positioned to capture extended-stay, corporate, healthcare, aerospace, defense, and government demand across the Hartford MSA. Often referred to as the “Insurance Capital of the World” and heart of Connecticut’s “Aerospace Alley,” the region is anchored by RTX’s Pratt & Whitney, RTX Technology Research Center, and Collins Aerospace, which employ more than 15,000 people locally.
Together, strong brand affiliations, strategic dual-market locations, and targeted asset management across both Properties provide a clear pathway to driving occupancy, ADR, RevPAR, NOI growth, and long-term asset value.
