Important disclosures.
The information below governs your use of this site and the information presented on it. It is written plainly on purpose. Where a formal legal document is referenced, that document controls. Last updated: 2026.
Investment & suitability
This site is intended for accredited investors as defined under SEC Rule 501 of Regulation D. The information here is for general informational and educational purposes and is not a recommendation, an offer to sell, or a solicitation of an offer to buy any security or to participate in any investment strategy.
Any securities offering is made only through a sponsor's confidential private placement memorandum (PPM) and related documents, which contain the complete terms, fees, conflicts, and risk factors, and only after a suitability determination. In the event of any conflict between this site and a PPM, the PPM controls. DST, QOF, and related real-estate securities are speculative and illiquid and involve substantial risk, including:
- possible loss of some or all principal;
- illiquidity and the absence of a public market for the interests;
- lack of investor control over management and disposition;
- use of leverage, which can magnify losses;
- dependence on the sponsor's execution and on real-estate market conditions; and
- the risk that a 1031 exchange fails to qualify for tax deferral.
Performance & track record
Performance information is sponsor-reported, compiled by Baker 1031 from sponsor and public sources, and has not been independently verified. Aggregate figures reflect realized (full-cycle) programs only and are subject to survivorship bias; they are averaged across differing assets, vintages, leverage, and structures; they are net of fees, sponsor load, and program expenses; and individual tax results vary. Past performance is not indicative of future results. Designation of a sponsor as “preferred” reflects diligence coverage, not an endorsement. See our methodology.
Tax & legal
Nothing on this site is tax, legal, or accounting advice. 1031 exchange, DST, Qualified Opportunity Zone, and 721 UPREIT rules are complex, fact-specific, and subject to change. Consult your own qualified tax and legal advisors, and verify current law, before acting.
Regulatory & brokerage
Securities offered through Aurora Securities, Inc., member FINRA/SIPC. Baker 1031 Investments and its representatives conduct securities business only in jurisdictions where they are appropriately registered or exempt.

Privacy
We collect only the information you choose to provide (such as your name, email, and the details you submit through our contact form) and limited technical data needed to operate the site. We do not sell your personal information. Please do not transmit sensitive financial information (such as account numbers or Social Security numbers) by email or web form. Our complete Privacy Policy, including CCPA/CPRA rights for California residents, is available on request.
Terms of use
By using this site you agree that the content is provided “as is” for informational purposes, may be changed or removed at any time, and may contain links to third-party sites we do not control or endorse. The site does not create an advisory, brokerage, or fiduciary relationship, and submitting an inquiry does not create one. Our complete Terms of Use are available on request.
Sponsor performance data — self-reported
The full-cycle DST performance data shown in the tables across this site is self-reported by each investment sponsor and sourced from their respective Private Placement Memorandums (PPMs) and related offering documents. Baker 1031 Investments has not independently verified the accuracy or completeness of this information and cannot guarantee its validity. Although we make every effort to accurately transcribe sponsor-reported figures, errors are possible. Please verify any figure directly with the applicable sponsor before relying on it. Past performance is not indicative of future results; full-cycle returns reflect completed offerings and should not be expected to recur in current or future investments, which may result in partial or total loss of principal.
“Preferred Sponsors” designation
The “Preferred Sponsors” designation reflects Baker 1031 Investments' internal opinion that certain sponsors have, in our view, demonstrated performance characteristics we consider favorable relative to other sponsors we have evaluated. It is not a recommendation or endorsement, does not indicate any business or financial affiliation with the sponsor, and does not guarantee future outperformance. Conversely, the absence of a “Preferred” designation is not a negative assessment of any sponsor; non-preferred sponsors may offer investments equally or more suitable for a given investor's circumstances. This designation may change at any time without notice.
Cap-rate equivalency methodology
The “Net-Adjusted Equivalency Cap Rate,” shown as Cap Rate, is a comparative metric designed to normalize the returns of an all-inclusive Delaware Statutory Trust (DST) against a direct-ownership Net Lease (NNN) property. It is calculated by reversing a target cash-on-cash return to reconstruct a required Net Operating Income (NOI), adding back debt service and amortizing estimated acquisition, financing, and disposition costs over a 10-year holding period. It is provided for educational and illustrative purposes only, is not a guarantee of future performance or an offer to sell securities, and should not be used as the primary basis for any investment decision. Estimates are derived from industry benchmarks: Acquisition Costs 2.5% (NAR Commercial), Loan Fees 1.0% (CREFC Guidelines), Sale Costs 6.0% (Altus Group), and Debt Assumptions 6.5% interest / 30-year amortization (Select Commercial). Individual property performance, actual interest rates, and specific transaction costs will vary.
Hypotheticals, diversification & images
Diversification does not guarantee a profit or protect against a loss in a declining market; it is a method used to help manage investment risk. Client examples and the portfolios shown on this site are hypothetical, for illustration only, and are not personalized to any individual's situation; individual results may vary. Property images depicted may not be pictures of properties in any current offering and may be representative.
Availability of offerings
Investment opportunities presented herein are subject to immediate change and may be withdrawn without prior notice. Availability is fluid and often fluctuates rapidly; an offering may close before an updated notice is provided. Investors are strictly advised to contact their authorized representative to confirm the current status of any investment prior to committing funds. Any summary on this site is qualified in its entirety by, and should be read together with, the relevant PPM and all associated supplements.
Eligibility & residency
DST 1031 properties are available only to accredited investors (generally described as having a net worth of over $1 million exclusive of primary residence) and accredited entities. This site is published for residents of the United States only; representatives may conduct business only with residents of the states and jurisdictions in which they are properly registered or exempt, so a response to a request for information may be delayed until appropriate registration is obtained or an exemption is determined. If you are unsure whether you qualify, verify with your CPA and attorney.
