A tax answer that helps your seller say yes.
Every experienced agent has lost a listing to the same sentence: “I would sell, but the taxes would kill me.” A long-held rental or commercial property can carry hundreds of thousands of dollars in combined capital gains, depreciation recapture, and surtaxes — enough to freeze an owner in place for years.
A 1031 exchange into Delaware Statutory Trusts changes that conversation. Your seller can exit the property, defer the tax in full, keep the equity working in institutional real estate, and never take another 2 a.m. maintenance call. You list and sell the property exactly as you normally would — and collect your full commission on the sale.
The referral flow
Raise It Early
The best time to introduce the 1031/DST option is before the listing agreement is signed — it is often the argument that unlocks the listing. We provide plain-English materials you can put in front of a hesitant seller.
Introduce the Desk
One call or email connects your seller with Jerry directly — not a call center. We handle the exchange education, the qualified-intermediary coordination, and the securities side; you stay the hero who solved the tax problem.
Close Your Sale
Your transaction proceeds on your timeline. The exchange clock starts at your closing, and our identification and backup strategy is built around it — a stalled replacement never becomes your problem.
Keep the Relationship
We work in DSTs and private real-estate securities only. We do not list property, we do not represent buyers or sellers, and your client comes back to you for every future brokerage need.
What we do — and what we never do
Baker 1031 is a real-estate-securities desk, not a competing brokerage. We never solicit your client's listing business, and referral arrangements, where permitted, are documented through the broker-dealer in advance. Your commission on the property sale is yours — untouched.
DST interests are securities available to accredited investors only, so not every seller qualifies; we will tell you and your client quickly and candidly if the strategy is not a fit.
